andrukhina.com – the site of Marina Andrukhina, an independent consultant in premium real estate in Sochi.

This is not a website-builder template but a site made for one specialist: her showcase, a property catalogue and an easy admin panel where she runs the listings herself, without a developer.

What a visitor sees

• Home page – a photo opening screen, "Featured" with the best listings, a catalogue with photos, collections ("Khosta", "Sirius", "Houses with land", "Actor Galaxy"), a Mantera complex banner, a villa video tour, an investment block and contacts. The agent's card with contact buttons is always at hand.
• Property catalogue – search by name, address and district ("Khosta" finds "Khostinsky district"), filters by type, district, rooms, price and area, and a "Found N of M" counter.
• A page for every listing – the full photo gallery, specs, price, a map pin and three similar offers at the bottom, so a visitor always has somewhere to go next.
• Residential complex pages – dedicated pages for Mantera Seaview and Actor Galaxy.
• Collections by district and type – "Property in Khostinsky district", "Houses and villas in Sochi", "Moravia residential complex" and more. They appear on their own once a district or complex has three listings, and disappear on their own when the listings are sold.
• Investment guide – a section for those buying in Sochi as an investment.
• About me and a privacy policy under Russian personal-data law (152-FZ).

How it looks and feels

• Calm, premium design – light tones, large photos, careful typography, text that fades in softly.
• Comfortable on a phone – cards scroll with a finger, galleries swipe, the menu and search are built for a mobile screen.
• Fast – pages are light, photos load as you scroll, and the video starts loading only once you reach it.
• Works the same everywhere – the site pulls nothing from third-party servers (fonts and images live on the site itself), so it does not depend on blocks or other people's outages.

The realtor's admin panel

Marina runs the site herself through a protected panel at andrukhina.com/admin/:

• adds and edits listings: description, price, specs, photos;
• uploads photos as they are – the site resizes them and prepares them for phones and desktops;
• changes the status: "for sale", "reserved", "sold", "archived";
• picks which listings appear in "Featured" and in what order;
• updates the site with a single "Publish" button.

A backup is saved before every change (the last 30 are kept), so a mistake can always be rolled back. Access is split: the owner manages both listings and users, an assistant manages listings only.

Listings can also be imported in bulk from agency-service selections (ygroup / lstd) instead of retyping everything by hand.

Being found

• Every listing automatically gets a clear title and description for Yandex and Google: "Apartment 300 m², 3 rooms, Actor Galaxy – buy in Sochi".
• District and complex collections cover common searches such as "buy a flat in Sochi's Central district".
• Search engines receive structured data on each listing: price, area, rooms, coordinates. That makes the result snippets more prominent.
• The sitemap updates itself on every publish. The site is connected to Yandex Webmaster and Google Search Console.
• Yandex Metrica turns on only after the visitor agrees in the cookie banner.

What it costs to run

• Hosting – ordinary Timeweb shared hosting, with no dedicated server and no database.
• Domain – registered at reg.ru.
• No subscriptions to site builders or plugins: the site belongs entirely to its owner and can be moved to any host.

Make one like it

The site is built so it can be repeated for another realtor or agency: swap the photos, copy, contacts and brand colour, and add your own listings. The admin panel, catalogue, collections, search and SEO move with it.
